How we estimate this

We cap the estimate at a percentage of your home's value based on the credit tier you select, then subtract what you still owe. Those percentage assumptions are simplified and illustrative — informed by conventional secondary-market underwriting concepts like the loan-to-value guidance in Fannie Mae's Selling Guide, not a direct reproduction of it. Fannie Mae's actual guide uses a much more granular matrix (credit score, occupancy, property type, and more), and it governs Fannie Mae's own mortgage-purchase eligibility, not what any individual HELOC lender will actually offer you — your real terms depend entirely on the lender.
