How we estimate this

Principal and interest use the standard fixed-rate mortgage formula: the amount borrowed, spread over the loan term at the interest rate you enter, so that every monthly payment is the same and the last one pays the balance to zero. The amortization schedule shows how each year's payments split between interest and principal.

The rate is prefilled with the current national average for a 30-year or 15-year fixed loan from the Freddie Mac Primary Mortgage Market Survey (PMMS). National average rates, not tied to any individual borrower — actual rates vary by credit, down payment, and lender, and don't include points or fees. Published weekly (Thursdays) by Freddie Mac. If that feed is temporarily unavailable we use a clearly-labeled 6.5% placeholder instead. You can overwrite the rate with the one you've actually been quoted.

Property tax and homeowners insurance are estimates unless you enter your own figures. By default we assume 1.1% of the home price per year for tax and 0.4% for insurance — simplified national rules of thumb. Real property tax is set by your county or municipality and varies widely; check with your local taxing authority for the actual rate on a specific property, and get an insurance quote for your situation. When the amount borrowed is more than 80% of the home's value, we add private mortgage insurance at 0.75% of the loan per year, which is in the typical range lenders charge; it usually drops off once you've paid the balance down to around 78–80% of the original value.

The optional ZIP lookup fills in your area's median home value from the U.S. Census Bureau's American Community Survey 5-Year Estimates. That is an area-level median for owner-occupied homes, not the value of any specific house — useful as a starting point, not a substitute for an appraisal.
